Bells Palsy, But Still Bossing It: Seller Tips & Inspection Truths
The Truth About Building Inspections: What Sellers Need to Know
If you’re selling your home, you’re likely familiar with the emotional rollercoaster that comes with the process. One moment, everything feels on track, and the next, you’re hit with unexpected surprises. As a real estate professional, I’ve seen it all—and today, I want to help you avoid one common pitfall: trusting what a building inspector says during their walkthrough.
Personal Update: A Quick Note on Bells Palsy
Before diving into today’s topic, you might notice something a little different about me if you’ve been following my content for a while. I’ve recently developed Bells Palsy. It’s not contagious, and I’m feeling fine—albeit a bit inconvenienced. But rest assured, I’m still out here working hard, selling homes, and keeping you informed. Let’s focus on what matters most: getting you the best results for your property sale.
Sellers, Don’t Ask the Building Inspector Questions
Here’s the thing about building inspections: the inspector works for the buyer, not you. Their job is to assess the property on behalf of the person purchasing it. So, when you ask, “Were there any problems?” or “How did the inspection go?” don’t expect an honest or thorough answer. More often than not, I’ve seen inspectors reassure sellers with phrases like, “Everything looks fine,” only for the buyers to later present a laundry list of issues.
This can be a gut punch for sellers who thought they were in the clear. It’s better to avoid asking questions or putting yourself in a position to hear misleading reassurance. Instead, wait for the official report—that’s where the real story will be.
Building Inspectors, Keep It Professional
A word to building inspectors: telling sellers, “Everything’s okay” isn’t doing anyone any favors. It’s far better to remain neutral and professional. Sellers deserve transparency, and buyers need accurate information to make informed decisions. Let the report speak for itself.
Selling a Home Doesn’t Have to Be a Guessing Game
Selling your home is already challenging enough without the added stress of unclear communication during inspections. As a seller, you can’t control what’s in the report, but you can control how prepared you are. Work closely with your real estate agent to navigate this process and ensure you’re ready for any surprises.
