Unlocking the Sweet Spot!

Timing is everything when it comes to selling your home for the maximum price… But did you also know different floor plans can potentially affect your ideal timing?

 

There are TWO sweet spots for home sellers and they're approaching quickly!

The first is just weeks away, while the other is January 5th (also not all that far away with the speed of time passing these days!)

 

Why is this so? 

 

Every year, we see many homeowners use the upcoming holiday season to re-assess and decide on major life changes (often leading them to considering selling their homes). Once they make their decision, they are realistically only ready to launch to the market in late January / early February which leaves the door open to a unique sweet spot in early January for home sellers to prepare now and hit the market before the inevitable wave of new listings hits giving buyers more choice and less reason to pay higher prices.

 

But wait… things gets even more interesting when we consider the many cultures calling Cranbourne home… and the floor plan of your home potentially gives you a 2nd sweet spot to consider! For instance, if you have a floor plan that offers a large separate front living area, you may be well advised to act sooner rather than later if you are simply aiming to maximise your sales price.

Why so?
Traditionally new sales listing numbers drop significantly in December as we get busy with Christmas and the festive season, but there are an increasing number of buyers who don’t partake in a traditional Christmas and instead use this time of year to actively look to buy property!

Does it mean a bit more interruption to your December? Yes … but if it meant a higher financial return, would you consider it?

 

Bottom line is this…
The best time to go on the market is when you and the property are ready - I have never once seen anybody profit massively from rushing to market, cutting corners in the preparation just to make a perceived “deadline”… put a product to market that you are proud of and confident in so there is no doubt that there is nothing more you could have done to get the best possible price.
